House prices remained steady in South Hams in June, new figures show.
The lack of movement maintains the longer-term trend, which has seen property prices in the area suffer a 3.1% annual decline.
The average South Hams house price in June was £381,591, Land Registry figures show – largely unchanged from May.
Over the month, the picture was different to that across the South West, where prices decreased 1%, but South Hams was lower than the 0.5% rise for the UK as a whole.
Over the last year, the average sale price of property in South Hams fell by £12,000 – putting the area 25th among the South West’s 26 local authorities with price data for annual growth.
The highest annual growth in the region was in East Devon, where property prices increased on average by 7.4%, to £365,000. At the other end of the scale, properties in Torridge lost 5% of their value, giving an average price of £286,000.
First steps on the property ladder
First-time buyers in South Hams spent an average of £305,100 on their property – £9,000 less than a year ago, but £66,300 more than in June 2019.
By comparison, former owner-occupiers paid £425,100 on average in June – 39.3% more than first-time buyers.
Property types
Owners of terraced houses saw the biggest rise in property prices in South Hams in June – they increased 0.5%, to £298,258 on average. Over the last year, prices dropped by 2.5%.

- Semi-detached: up 0.2% monthly; down 0.7% annually; £377,904 average

Buyers paid 20.3% more than the average price in the South West (£317,000) in June for a property in South Hams. Across the South West, property prices are higher than those across the UK, where the average cost is £288,000.
The most expensive properties in the South West were in Cotswold – £470,000 on average, and 1.2 times the price as in South Hams. Cotswold properties cost 2.1 times the price as homes in Plymouth (£227,000 average), at the other end of the scale.
